For Buyers

 

Buying a home will be one of the largest purchases you will ever make so it is important to be an informed buyer. Working with a buyer’s agent will benefit the buyer in many ways. I am in the market every single day because this is my full time job. I have access to the MLS, which is the most up to date information on what is currently on and off the market and can search by specific criteria and eliminate undesirable properties. The buyer’s agent is also crucial in referring essential parties to the transaction such as a mortgage broker, real estate attorney, home inspector and home insurance provider. Another important piece of information is that I am paid by the seller, so the buyer benefits from all of my experience and services for free!

 

The first place to start is to speak with a mortgage professional and get pre-approved for a loan. There is no point looking at homes you cannot afford. The mortgage broker will look at several factors when determining your maximum purchase price including your credit scores, amount of down payment, and your amount of debt.

 

Buyers normally begin looking online months before they get serious about their home search but the real fun begins once you are pre-approved for a loan. You’ll visit homes on your own at open houses and on previously arranged private showings with your agent. Here are some important things to note when looking at homes:

 

  • The age of mechanicals (furnaces, hot water tanks & AC units), the roof and appliances.
  • Has the owner ever had any water issues with the home?
  • If the home is a condo, how much money is in the reserves and are there any pending or upcoming special assessments?

 

Once you find a home you love your agent will draw up an offer on the home that will detail all of the terms of the sale. Buyers think the most important part of the offer is the price, but terms such as the closing date and the amount of the buyer’s down payment are also important.

 

After the contract is negotiated and all terms are determined, the buyer is allowed to have the home inspected by a professional home inspector as well as have their real estate attorney review the contract. If everything checks out with the home inspection and attorney, the last steps are to obtain the loan and close.

The decision to sell your home is an important one, especially in today’s market. Sellers need to consider the current housing situation and understand how their home will be marketed successfully to bring the property to the closing table.

As a listing agent, my role is to make the selling process easy to understand and effortless. When I meet a seller I come prepared with a Comparative Price Analysis of the client’s home. This involves studying similar homes in close proximity to the client’s property that are currently on the market, under contract and homes that have recently sold. I compile all of this data and formulate a list price that I believe will bring my client an offer on the home.

I also thoroughly explain how I plan to market their home. This comprehensive marketing plan includes web based marketing, print advertising, open houses and broker tours as well as utilizing my vast network to spread the word about my listings.
