This license would allow me to operate in the position of management in any real estate sales office. Currently, I am not the managing broker, but could stand in at the point of any vacancy in any office, if appointed.

Although my listing activity has been the predominant force, I have also enjoyed helping many buyers find their homes. All of them have had access to my wisdom and insghts about real estate. It is easy to assume that everyone knows that, but they don't. This is my area of expertise and it is in my blood. I can sell real estate with my eyes closed, honestly. It is the most natural thing for me to do. As a lion does with her cubs, I look out for my clients. I see it as my job to protect them from any ghastly mistakes that they will regret. However, love sometimes clouds judgement, and after I give my advice, sometimes, my clients insist on doing something against my better judgement. I remind them of my opinion, and then I wish them the best in whatever decision that they choose to make. I guess it could be compared to parenting. There are natural consequences when each of us makes mistakes in life, but hopefully we learn in the process to do it better next time.

Experience of growing up in Real Estate Famil

Not only, have I rented apartments, sold apartments, managed apartments, managed construction, and developed townhouses, my education in real estate has another layer of richness. As a child, I watched and experience how gentrification works. I saw that process occur before my eyes in the following neighborhoods in Chicago, where I grew up in the 1960's: Lincoln Park, De Paul, Lakeview, River North, River West, West Loop and South Loop, and Kenwood on South Side, and Downtown Evanston, from 1995-2015. This experience has enhanced my ability to confidently project how and when the next neighborhood is ripe for investment. This is a very valuable skill and asset for me personally and to share with my clients. Choosing wisely about where to invest when looking for apprecation is very important. Additionally, selectiing the right building for maximum potential gain is also key. This analysis is one that I experienced through my eyes as a young girl. Webster and Clifton the turret building was bought by my family as a rental building in 1970. Over many years, I saw how investing in a neighborhood was more powerful when you were able to help grow the belief in the neighborhood that change is possible. It is an empowering experience to be a part of. By caring for your own garden, others will then say,"Wow, that looks great! I am going to do that too!" It creates over time a snowball effect, and so do the property values.

Successful Listing Agent

I have successfully listed properties for homeowners with very high ratings. My average marekt time to date in 65 days for a home to go under contract from the point of listing. Additionally, the percentage of the listing to sale price is very high at 96%. This reflects my belief that if you are serious about selling your home you are best off honestly projecting the true value to the public. Noone is stupid when it comes to real estate sales, and if you try and pull a fast one on a buyer, it will come back to haunt you. I believe in honesty. When I am honest, then people trust me completely, and I take this all the way. Instead of hiding defects, hoping nobody will notice, I believe the best strategy is to put all the objections out on the table when marketing a home, and then pulling the methods of overcoming those objections out of your pocket. Everyone then calms down and feels at ease. Trusting you becomes a non-issue.

Real Estate Tax Reduction Plans

Over 26 years, I have saved thousands of dollars in real estate tax by employing legal means of tax code. There are many things you can do, and I am happy to share some of my successes with anyone who is interested. This is very important because as you invest in your real estate, you want to maintain a fair and reasonable associated tax. If the tax grows outrageously, and sometimes with no doing of your own, it can become an impediment to sale. There is a law that suggests that the value of your real estate is diametrically opposed to the value of your real estate tax. If your tax rises $10,000.00, then, your home value may equally fall by that same number. So, it is very important to watch and challenge your real estate tax whenever possible. What is important to understand is that a lawyer cannot earn his fee in challenging your real estate tax, until he is actually successful at reducing your assessed value, used to compute your tax due.

Project Manager/General Contractor of Constru

I have worked on large scale projects of 100 units from construction management to sales. This has given me a complete picture of the details and the planning involved and the necessary oversight of a project. I was the liaison between the General Contractor and the unit sales at Willow City Homes, whereby I followed up on any custom work on a sold unit and then through to the sign off of completing the Punch List at closing or thereafter. I have also worked on smaller projects where I am overseeing a renovation of a single family home and acted as General Contractor. To me, what I have learned is the G.C. is only as good as the time he spends on sight watching his trades people. If you are contemplating hiring someone to manage your job, you must be sure that you are paying someone who will be present. Calling on the phone and asking the plumber if all is good, is not okay. Communication is the area that gets lost often with people cutting corners, being sloppy, or using cheaper material than mandated because noone is watching. I have caught too many mistakes of judgement, materials, and sloppiness to count. I can advise my clients on what to do, offer contact references, and strategies in this area.

Metalworks Loft Condominiums Board of Directo

This job was taken on while owning my own condominium because there were some challenges related to the legal transfer of ownership from the real estate developer to the unit owners. I helped assign an attorney to handle a necessary lawsuit in order to overcome the challenge. We ended up settling out of court, which is always preferable, however, it was a major undertaking. In addition, I worked with the Board and homeowners to take care of some maintenance issues relating to the building so that we would maximize our warranties value during the time that they were still in force and effect. The urgency of managing capital improvements and maintenance in a real estate investment cannot be overstated. The building was and is self managed so it is very important to have able minded people who understand the need for being proactive in such care. In addition, I worked to maintain the exterior of the building and create a maintenance schedule going forward.
