Buyer Tips

Tired of paying someone else’s mortgage? What is holding you back from taking that next step and investing in your own future? I often hear the same things from clients looking to make that leap from renting to owning. “I don’t have a down payment saved.” or “I don’t have good credit.” Well, here are some tips to help you move in the right direction! I’d love to help you with this process! ~Kim

Do you know what to consider before purchasing a home?

Take advantage of these helpful tips to get you set up on the right path to owning your own home!

  • GET PRE-APPROVED: It is never too early to start your pre-approval application! Getting your financing in order is the first and most important step of the purchase process. Along with identifying any potential qualification issues in advance (credit, income, down payment, etc.), you will be able to discuss financing options and establish a budget with your lender. This will make your property search more effective and efficient—you don’t want to waste time viewing properties outside of your budget!

  • BE AWARE OF YOUR CREDIT: You will receive a copy of your credit report and scores with your pre-approval. Your lender will also be able to provide pointers on what to do to increase your credit score. While the minimum credit score requirement is 620 for conventional loans and 600 for FHA loans, having a credit score of 720 or higher will put you in the top tier for programs and rates. If you keep credit card balances to a minimum while making all payments on time, you should be in great shape!
  • SAVE FOR THAT DOWN PAYMENT: Many buyers believe a 10-20% down payment is required but that is not the case. In fact, you can purchase a new home with as little as 3% down! Percentage always subject to change.
  • EXPLORE NEIGHBORHOODS: This is the fun part- exploring different parts of the city and new neighborhoods you may soon call home! Walk around, grab some dinner at a  local restaurant, check out a few new bars with friends. Try imagining yourself living there. Is it a place you’d like to call home for the next 3-5 years, or even longer?

The home buying process doesn’t have to be intimidating. With the right support to help guide you along the way, it will be a walk in the park! Contact me today so I can refer you to my @ preferred Lender, Julius Barrutia.
