Kelmscott Park’s New Condominium Plans Cater To The Market In Lake Forest

LAKE FOREST, ILL., February 7, 2017 – Northfield-based Focus Development and its exclusive sales and marketing representative, @properties, have unveiled two new condominium floor plans at Kelmscott Park, a master-planned community located in east Lake Forest. The new plans, as well as some design modifications to existing plans, give buyers more options for highly-functional, maintenance-free homes at in-demand prices along the North Shore.

Condominiums at Kelmscott Park now range in price from $625,000 to $1,015,000, and include 2 to 3 bedrooms plus a den, 2.5 baths, and 1,528 to 2,565 square feet. One indoor garage parking space is also included in the price, with additional parking available for purchase.

Located at Laurel and Western avenues, just four blocks north of Market Square and the Lake Forest Metra station, Kelmscott Park is the first new residential master-planned community to be built in east Lake Forest in nearly a decade. The community features a mix of single-family homes, condominiums and luxury apartments designed by Chicago-based architecture firm Booth Hansen, with lush gardens and greenways by Lake Bluff-based Mariani Landscape.

“When we introduced Kelmscott Park last summer, we saw strong sales – especially for our 2-bedroom-plus-den floor plans. We also got great feedback from prospective buyers about what else they were looking for in terms of space and price. Fortunately, we had the flexibility in our design program to respond, and we’re back this year with an additional 2-bedroom-plus-den plan as well as a 3-bedroom floor plan priced below $800,000,” said Tim Anderson, CEO of Focus Development.

The two new floor plans are:

  • Plan 2C – A 2-bedroom-plus-den, 2.5-bath layout with 1,734 square feet, priced from $700,000. This home has a split plan in which the master bedroom and guest bedroom are on opposite sides of the living area. Both have en-suite baths. A large den across the hall from the master gives buyers flex space for an office, den or studio. The kitchen has an oversized island, and opens to a large dining area and living room, with French doors leading to a private patio or balcony.
  • Plan 3C – This 1,967-square-foot corner unit offers 3 bedrooms and 2.5 baths, starting at $799,000. The large, eat-in kitchen is located in a separate alcove next to the living room, and includes ample storage space and natural light. The master suite occupies its own wing and has two walk-in closets. The spacious third bedroom offers an option for double pocket doors, which allows this bedroom to be accessed from the living/dining room and used as a den – creating a space that can be opened for entertaining or closed off for privacy.

“On the North Shore, a lot of buyers are coming out of large single-family homes, where they’ve grown accustomed to certain features they don’t want to sacrifice – even if they’re downsizing. At the same time, buyers today, especially move-down buyers, are analyzing their purchase from every angle: budget, investment, maintenance, lifestyle, location, etc., and developers have to respond with homes that provide smart solutions. That’s what Focus has done here,” said Amy Corr, vice president of brokerage services for @properties, which is managing sales at Kelmscott Park.

Corr pointed out other problem-solving “floor plan hacks” at Kelmscott Park, including the addition of an office nook in a 1,528-square-foot 2-bedroom plan, and additional closet and storage space in a 2,271-square-foot 3-bedroom plan. “It’s about getting maximum functionality out of the space,” she said.

In addition to condominiums, Kelmscott Park also has 12 maintenance-free single-family homes for sale. Two floor plans offer 3 bedrooms, including a first-floor master suite, 2.5 to 3.5 baths, dens, full unfinished basements, and attached 2-car garages. The 3,068-square-foot plan is priced from $1.459 million, while the 3,695-square-foot home starts at $1.625 million.

Both condominium and single-family residences at Kelmscott Park include luxury standard features such as custom kitchen and bath cabinetry; Sub-Zero, Wolf and Asko appliances; wide-plank oak floors in kitchens and living areas; stone countertops; and Kohler fixtures and natural stone tile in baths.
