"It is likely a good idea to find a Hinsdale based Realtor, if you plan to sell a home in Hinsdale. We didn’t know this early on when we first listed our house, mid-year. After the home wasn’t selling the first time, we did more research on the top Realtors in our area as well as in IL, and found the Bryan Bomba Group. Bryan personally met with us, and presented us with a plan that other Realtors had not presented to us. We followed Bryan’s plan and recommendations for the home, and let Bryan and his Team work their magic.

To make things more challenging, we relocated 1,800 miles away from our Hinsdale home, and this occurred prior to a bitter Chicago winter. When we finally (and with little time before the new school year) decided to move back to Hinsdale, we knew that they were THE best group to contact. I left a voicemail for Bryan on a Sunday afternoon, and although we didn’t previously know each other, within a minute he texted me to say that he will call me back within 10 minutes. As promised, he called me with Laura on the line. He explained that Laura is a “buyer’s agent” on his team and that she exclusively takes care of buyers, without the burden of also selling homes (what a plus!!!) and that they would work together to help us move into our dream home.

We had been looking at Hinsdale homes online already, and had previously lived there, so we had a short list of ones we were most interested in. Laura and Bryan knew every home on our list in detail (and knew of similar others to suggest!), and as we went over the possibilities, they were able to give us their insights that a buyer could not get from a website or an out-of-area realtor. We told them that we would be visiting from out-of-state two days later, and Laura set up a showing for every house by the time we arrived.

During the walk-thru, Laura again used her in-depth knowledge of Hinsdale, and every street within, to highlight each home’s location within the town and to point out features of each home and block that you can’t get from a picture or online description or without a decade+ of local experience. Even though we had previously lived in Hinsdale, there was much about each home and its block that we learned from Laura.

From our initial showings, we were interested in a few homes and Laura set up second showings for us for the very next day (our last day in-town). We fell in love with one home and made an offer. Laura used her expertise and professionalism to help us arrive at the right offer and to negotiate with the sellers/seller’s agent. And that same night before we even made it back home from our out-of-state visit to Hinsdale, we were under contract!

From that point on, Laura and the Brian Bomba team (with an expert for every part of the process!) helped us get inspections (while we were out of state, Laura showed up to the inspections on our behalf), negotiated fixes with the seller’s agent/seller that were needed based on the inspection, and they even put us in contact with a mortgage agent who got us better terms than we had previously found elsewhere (an amazing deal with that was the perfect loan type for us).

Maybe the most important thing is that when unexpected things happened during the process (as we know from our 4 purchases, that there’s always something unexpected) and we couldn’t close on time (because of a delay in one of our employment contracts), Laura expertly negotiated with the seller’s agent/seller the postponement of our closing and in the end we closed in time to get our kids into school before the first day of classes!

"When my wife and I decided to downsize, I started investigating realtors. When we bought I current house we were very pleased with Coldwell Banker, so I went in that direction. "Consider before reading that (1) I am a real estate investor who regularly hires brokers to sell properties valued between $10 and $100 million and (2) my home was not a mainstream house in Bryan's market and, as a result, the buyer pool was limited.

Contrary to what many people will say, most real estate isn't easy to sell. You have to appropriately establish a price off of which a buyer and seller can negotiate and find common ground. Most houses have objectionable characteristics to almost any buyer (unless the home is underpriced). Finally, you need some balance between supply of homes in the market and motivated buyers looking for a home. It's rare to have all of these working in your favor.

There is a broad class of brokers who secure listings to maximize their probability of closings and compensation. If a home doesn't sell, they lose the listing and move on to others — it’s like fishing in a pond because, even though the broker doesn’t know what’s in the water, the broker throws a listing on the MLS and tests the "fishing hole". If no buyer takes the bait, the broker moves on to another more productive listing.

Bryan doesn't operate this way. He’s a true professional — one I rarely see even on large commercial real estate sales. In my opinion, Bryan knows the market and the product and he has an organization to make the process easy. Bryan treated the sales process on my home as if it were his own.
