If you've been following the news, you've heard that DC is one of the only markets in the country seeing a slight "price correction" in 2026 (down about 1% overall). But as I tell my neighbors in Bloomingdale, DC isn't one market—it's a collection of blocks.
While some areas are cooling, others are seeing a massive "thaw" as buyers realize that 6% interest rates are the new normal. If you're looking to buy or sell this spring, here is the state of the market in the 7 neighborhoods driving the conversation right now.
1. Bloomingdale (20001)

Median Sale Price: ~$890,000

The Vibe: My home base remains a "Blue Chip" neighborhood. While prices have dipped slightly from the 2025 peak of $975k, inventory is up.
