The Southwest Michigan real estate market—particularly along the Lake Michigan corridor between South Haven and Saugatuck—continues to present a compelling opportunity for sellers in 2026.
From what I am seeing on the ground every day, and supported by current market data, we are in a low-inventory, demand-driven environment where well-positioned properties are selling quickly—often with strong interest shortly after hitting the market.
A Market Defined by Low Inventory
Inventory levels across Southwest Michigan remain constrained. In early 2026, the region saw roughly a 9–14% drop in available homes compared to the prior year, leaving buyers with limited choices.
At the same time, overall supply sits around 3.7 to 3.8 months, which is widely considered a seller-leaning market.
In practical terms, this means:
- There are more buyers than quality homes available
- Buyers are watching the market closely and ready to act
- New listings—especially desirable ones—stand out immediately
Even in micro-markets like South Haven, total inventory remains relatively tight, with fewer listings year-over-year and steady pricing trends.
