Your PCS Home Buying Timeline (What to Expect)

While every move is different, most successful relocations follow a similar path:

90–120 Days Before Your Move

  • Initial consultation to discuss timeline, budget, and goals

  • Connect with VA-experienced lender for pre-approval

  • Begin neighborhood and commute research

  • Set up customized home search

60–90 Days Out

  • Virtual showings begin

  • Identify top target properties and communities

  • Review offer strategy and current market conditions

30–60 Days Out

  • Write and negotiate offers

  • Coordinate inspections and appraisal (can be done remotely)

  • Finalize financing and settlement timeline

2–4 Weeks Before Arrival

  • Final walkthrough (in person or video)

  • Prepare utilities, insurance, and moving logistics

Closing & Move-In

  • Settlement coordination handled locally

  • Keys ready when you arrive
