Q: How much should I do to my house before listing?

Many sellers have some anxiety over the thought of having to fix up & clean out their home. Oftentimes, there is less to do than homeowners assume. Before you start to worry about this, contact me - I can give you a free assessment, and let you know exactly what you can do to get your home ready to sell. 

Q: How much is my house worth?

The exact price of your home will depend on its size, neighborhood, and many of other factors. I will create a custom market analysis for you, then we will look at the prices of similar homes that have recently sold in your area. Then, we'll price your home strategically. If we price it too high, the home is likely to linger on the market, and pricing it too will cost you profits. 

Q: How long will it take to sell my home?

Market time varies based on the area and price. When priced competitively and marketed properly, the faster it will sell. 

Q: Is home staging important?

On average, a properly staged home sells 88% faster—and for 20% more money. 

Q: Should I be present when buyers view my house?

No. Buyers are more comfortable looking at homes without the homeowner present. However, they should always be accompanied by a licensed Realtor.

Q: How much is real estate commission?

Commission varies. There is no "set" rate.

Q: What home can I afford?

That depends on many factors. Your credit score and income to debt ratios will be considered. I recommend speaking with a loan officer prior to your home search. It's a good idea to get pre-approved before looking at homes.

Q: How do I know if the property is a good deal?

Prior to making an offer, I will run a CMA (Comparative Market Analysis) on the home that you're considering purchasing. I will make sure that you are getting the best possible deal on the home that you want to buy.

Q: How quickly can I close?

Typical it takes 30 to 45 days once the offer is accepted. If you are a cash purchaser, that time can be cut in half.

Q: Should I get a home inspection?

Yes, I recommend always getting a professional home inspection. Most contracts will be contingent on this.
