What Should I Do Before Selling My Home? Does New Carpet Really Matter?
If you're thinking about selling your home, you may be looking around and suddenly noticing everything you haven't changed in years.
The carpet is older. The paint could use refreshing. The kitchen isn't brand new. Maybe there's a room you've been meaning to update forever.
So, how much should you actually do before putting your home on the market?
I'm Joanne Dal Santo, REALTOR®, licensed in Illinois and Indiana, and this is a conversation I have with sellers all the time. My advice is simple: don't start spending money until we determine which improvements are likely to matter to buyers.
Does Replacing Old Carpet Really Matter?
Sometimes—absolutely.
Worn, stained or noticeably dated carpet can make buyers perceive the entire home as needing more work than it actually does. New carpet can provide a relatively affordable visual refresh, especially in bedrooms and living areas.
Yet, that doesn't mean every seller should automatically replace it.
If the carpet is clean and in reasonable condition, professional cleaning may be enough. And, depending on your price point, competition and likely buyer, offering a flooring credit or simply pricing appropriately may make more sense than choosing flooring a buyer might replace anyway.
The question isn't just, "Is my carpet old?" It's, "Will changing it help buyers see the value in my home?"
Should I Paint Before Selling?
Fresh paint can be one of the simplest ways to make a home feel cleaner, brighter and better maintained.
That doesn't necessarily mean painting every room.
I usually recommend looking first at areas with noticeable wear, very personalized colors or walls that don't photograph particularly well. Sometimes touching up a few important spaces can make more sense than repainting the entire house.
Do I Need to Remodel My Kitchen or Bathroom?
Usually, no.
A dated kitchen and a poorly maintained kitchen are two very different things.
Buyers may happily purchase a home with older cabinetry or finishes if everything is clean, functional and appropriately reflected in the price. Spending tens of thousands of dollars immediately before selling doesn't automatically mean you'll recover that investment.
Before undertaking a major renovation, let's look at what comparable homes are selling for and what buyers in your particular market expect.
What About Staging?
Presentation matters because buyers aren't simply evaluating square footage—they're trying to imagine themselves living there.
According to the National Association of REALTORS®' 2025 Profile of Home Staging, 83% of buyers' agents said staging made it easier for buyers to visualize a property as their future home. Nearly half of sellers' agents also reported that staging reduced time on the market.
Staging doesn't necessarily mean hiring a professional and bringing in an entire house full of furniture. Decluttering, rearranging furniture, improving lighting and creating clean, inviting spaces can make a meaningful difference.
Where Should I Spend My Money?
Before selling, I would generally look at:

Cleaning and decluttering

Curb appeal and landscaping

Paint and cosmetic touch-ups

Flooring condition

Lighting

Minor repairs and deferred maintenance

Anything that may immediately concern a buyer during a showing
But every home is different.
A $2,000 improvement that makes sense for one home may be completely unnecessary for another.
Before You Spend Thousands, Let Me Take a Look
This may be one of the most valuable things you can do before preparing your home for sale.
