Making the Move to Munster? Here's What Homebuyers Should Know Before They Cross the State Line

If you're living in Illinois and have found yourself looking at homes across the state line, Munster may already be on your radar.

Yet, before you compare two homes based solely on asking price, there are some bigger questions worth asking:

What does my housing budget actually buy in Munster?

How quickly are homes selling?

Do buyers have room to negotiate?

How will my overall cost of homeownership compare?

And ultimately:

Does making the move to Munster make sense for me?

Munster by the Numbers—And What They Actually Mean for You

Let's skip the real estate jargon and break down some recent 2026 Munster housing statistics.

About $358,851: Typical Munster Home Value

Zillow reported a typical Munster home value of approximately $358,851 as of July 2026, up about 2.2% from a year earlier.

What does that mean for you?

It gives us a general idea of the market, yet, it does not mean $359,000 is what you should expect to spend.

Munster has homes at very different price points, sizes, ages and conditions. Your budget, preferred location, space requirements and wish list will determine what part of the Munster market we're actually shopping in.

Citywide statistics give us context.

The individual homes give us choices.

18 Days: Homes Can Still Move Quickly

Zillow reports Munster homes going pending in approximately 18 days.

What does that mean for you?

You probably don't need to panic every time a new listing appears.

Yet, if a well-priced home checks most of your boxes, waiting several days to get pre-approved or begin discussing an offer may put you at a disadvantage.

I'd rather have your financing and strategy ready before we find the house.

Then you can make a thoughtful decision without making a rushed one.

56.6% Sold Below Asking

Now this is where Munster gets interesting.

According to Zillow's June 2026 data, 56.6% of Munster sales closed below list price.

That's more than half.

Does that mean we should automatically offer below asking?

No.

A newly listed, beautifully updated home could attract multiple buyers. Another home that's been sitting on the market may give us considerably more negotiating room.

Yet, this statistic tells us something important:

An asking price isn't necessarily the final price.

Only 18.2% Sold Above Asking

Fewer than 1 in 5 recent Munster sales closed above list price according to Zillow.

Redfin's separate measurement was remarkably similar, reporting 17.3% of Munster homes selling above list.

What does that mean for you?

Multiple-offer situations absolutely still happen.

Yet, I don't want you assuming that every desirable Munster home requires automatically offering $10,000, $20,000 or $30,000 over asking.

We evaluate that particular home and that particular situation.

That's where having a strategy matters.

What Does 98.8% of Asking Price Actually Look Like?

Zillow reported a 98.8% median sale-to-list ratio.

Percentages don't mean much until we turn them into dollars.

Imagine a home listed at $400,000.

98.8% of $400,000 is approximately:

$395,200

That's a difference of about:

$4,800

Now imagine a $600,000 home.

98.8% is approximately:

$592,800

That's a difference of about:

$7,200

Does that mean we'll automatically negotiate those amounts?

Absolutely not.

It simply demonstrates why I pay attention to the numbers. Even a seemingly tiny percentage can represent thousands of dollars.

The Asking Price Isn't the Same as the Cost of Owning the Home

This is especially important when you're comparing Illinois and Indiana.

Don't simply look at:

Illinois home: $400,000
Indiana home: $400,000

and assume they're financially identical.

We should also consider:

  • Property taxes

  • Homeowners insurance

  • HOA fees, when applicable

  • Interest rate and financing

  • Down payment

  • Utilities

  • Maintenance

  • Commuting expenses

  • Potential repairs or improvements

Your lender can help calculate the financing side, while I can help you evaluate how the homes themselves compare.

The better question isn't always, "Which house costs less?"

Sometimes it's:

"Which home gives me the lifestyle and overall value I'm looking for?"

What If I'm Selling My Illinois Home Before Moving to Munster?

This is where planning ahead becomes especially important.

Do you need the proceeds from your Illinois home to purchase in Indiana?

Should you list first?

Should we begin looking in Munster first?

Could the closing dates be coordinated?

What happens if your Illinois home sells before you've found the right Indiana home?

There's no one strategy that's right for everyone.

Because I'm licensed in both Illinois and Indiana, we can look at the sale and purchase together rather than treating them as two completely unrelated transactions.

Don't Forget About Indiana Property-Tax Deductions

After purchasing an Indiana home that will be your principal residence, you'll also want to understand the property-tax deductions for which you may qualify.

Indiana's Homestead Standard Deduction applies to qualifying principal residences.

This is something I remind my Indiana buyers about after closing because buying the house is only part of the process.

What Does My Budget Actually Buy in Munster?

This is one of my favorite questions.

Instead of starting with:

"What's the most the lender says I can spend?"

I'd rather start with:

"What monthly payment feels comfortable, and what kind of life do I want my home to support?"

Then we look at Munster inventory within that range.

Maybe $400,000 gets you exactly what you need.

Maybe moving to $450,000 changes the available options significantly.

Or maybe spending less and updating something over time makes more sense.

The goal isn't to spend your maximum.

It's to find the right home at a number that works for your life.
