In this condo conversion project, a strategic approach was an essential aspect of ensuring the success and profitability of the assignment. In most condo conversions, developers can count on existing tenants to account for 10-20 percent of project sales. In this case, many of the tenants were students paying below market rates, which meant taking a different approach, and marketing the project to investors who would view tenant-occupied condos as a cash flow opportunity. As the lead salesperson on the project Genna Hill managed a team of 10 to seamlessly coordinate the sales from start to finish. This conversion of 355 units was over 80% sold within 6 months and performed at a higher return than the developer’s projections.

450 W. Briar was a development destined for success, but when the project opened in March 2005, sales fell flat. To set the sales in motion, the developer brought in @properties and Genna Hill to bring a modern sales approach and fresh momentum to the project, with the goal of selling out the development within six months. After launching campaign that included both print and digital advertising in the mainstream media, plus grassroots marketing through Google ads, Craigslist listings, classifieds, print campaigns and email marketing, the project took off. They even strategically overhauled the exterior signage program to receive increased visibility in East Lakeview and brought in cutting edge lifestyle photography would speak to the profile buyer. In the month it took the previous firm to sell 20 units, Genna Hill and her team sold 75 units. They managed to sell out the entire project in less than six months; implementing steady price increases along the way. The success of 450 Briar brought forth the importance of a contemporary sales strategy, as well as, proved the asset of working with a consultant who could bring a new perspective to the agent to developer relationship.

2930 Sheridan was built in the 1960s with 255 units, ranging in size from Jr. 1 bedrooms to 2 bedroom units. The conversion of the large building was huge task for the developer team, not to mention the lofty goal of retaining as many tenants as possible while construction was underway. From the beginning, Genna Hill worked alongside the developer on construction strategy, the conversion legalities and notification, as well as the tenant conversion. Then Genna Hill and her @properties team came in and crushed it in sales during a changing real estate atmosphere. Midway through record-breaking sales, the recession took a serious hold. Steady sales continued in the strong East Lakeview market, but Genna realized they were losing enough buyers to the resale market and the only way to change that was to stand apart. Genna Hill redesigned the finish package to something the developer had never done— contemporary, and did it under budget. As a result 40 units sold in 2009 in 30 days. Genna was able to offer valuable insight into the marketing of the project, in addition to determining what finishes were going to be most appealing to their target demographic.

A luxurious $156 million Gold Coast Development, the developer hired Genna Hill and @properties to consult on the project from the ground up. As a developer liaison Genna advised all aspects of the development working with world re-known architect Lucien LaGrange on floor plans and building system placement; Darcy Bonner on interiors; and sales strategy, construction details and coordination with Mike Reshke’s development company, The Prime Group, all while manageing the sales team and marketing strategy. Together they were able to successfully construct a stunning building, while saving the developer group millions of dollars. The 115-unit, 35-story bedroom sold steadily and broke records even in the middle of the recession, and the team contributes these successes to the time and thought given to the gracious feel, attention to details and quality of construction and design. As a result, Ten East Delaware became the best performing building to come out of the ground in Chicago during the recession and within iStar Financial’s entire national portfolio. Genna dedicated six extraordinary years on Ten East Delaware consulting on every level. This achievement speaks volumes to a developer ‘s insight, to bring talented people together, embrace their knowledge, passion and allow space for their consult to work for the success of the project.

Genna Hill was tasked with finding a luxury home in the Chicagoland area, accessible to downtown, yet within a certain price point. After scouring the market in Wicker Park, Humboldt Park and Logan Square, the buyers weren’t finding the quality or elegance for which they were hoped. After the buyers expressed interest in expanding their boundaries, Genna mentioned a home she had curiously watched being built, and the superb quality she witnessed. By complete chance, at the end of their tour at 9:30 pm that evening they were able to view the home after driving by. The 3,600 square foot, 4 bedroom 3.1 bathroom home was a new construction on a lot and a half, built from the ground up, was more than lovely. They negotiated a great price and were able to purchase the home for less than $900,000 in the rapidly appreciating, awesome neighborhood.

Genna Hill was hired to market a duplex down in the Lakeview neighborhood of Chicago, at a time when the market was still recovering. There was not a lot of product on the market at the time, but the majority of duplexes in the neighborhood had sold in the mid-$500’s. Her listing had an exceptional attention to detail with a uniquely gracious floor plan and amazing finishes. Genna understood the value of such improvements seeing beyond what most brokers did with her analysis. She was confident her knowledge, experience, and the preciousness of the home gave her the ability to outsell the market. Genna Hill was successful and sold the home for $625,000 in just six weeks. Her clients were beyond thrilled!
