Most agents can show you a home. I spent seven years managing residential construction before I sold my first one — so you find out what a home is actually worth, how well it was built, and who buys it after you.
Before real estate, I was a construction project manager for the second-largest homebuilder in the Midwest, with a construction management degree from Illinois State University behind it. I ran every phase of residential construction: floor-plan evaluation, building-code compliance, permitting, trade contracts, and the conflict resolution that keeps a schedule intact. I read a building the way the people who put it up do.
On a walkthrough, that means I can tell you whether the roof has five years left or fifteen, why the mortar on the south elevation is failing, and whether the room being marketed as a third bedroom would actually pass code. It is the difference between liking a house and understanding one.
That changes the advice on both sides of a deal. Buyers learn what a renovation genuinely costs before they write the offer, not after they own it. Sellers learn which repairs return more than they cost — and which ones to leave alone.
