Whether you are a seasoned seller or a first-time seller, I can help you sell quickly and get you the most money for your property. My listings this year were sold in an average of 8 days with some being over the asking price. 

Considering selling? Here is my 3-step initial process: 

1. Initial phone call, meeting, or zoom to get the basics of why you are selling, what you are selling, time frames, desired price, etc. 

2. In-person walk-through of your property. I'll ask you to show me around like I am a buyer and tell me about what you LOVE about the property, what you are thinking of changing, and any future potentials you identified. I'll take detailed notes and notate any improvements done or repairs that may be needed including any recent repair estimates. This step is important to get the full picture of the condition and layout to be able to best make adjustments for the comparable properties as not all properties are the same. 

3. After I have viewed your property in person, in a few days I will conduct a thorough market analysis so I can discuss the odds of selling, and the marketing and pricing strategy. After I have prepared a CMA, we will discuss the findings and if everything looks good, we'll move forward with signing the agreement and getting your property on the market!

Whether you are a first-time homeowner, purchased many homes or it's been multiple years since you purchased property, let me help you get familiar with the basics so you can best navigate the real estate process.

 

1. Your first step is the find an agent who will best represent your interests and be your advocate. Ask questions! Does your agent have an ABR designation?

WHY USE AN ABR® Realtor?

Buying a home is no small matter. Besides being the largest financial transaction you may ever undertake, it's probably also the most complex. There are many good reasons to work with a qualified real estate professional—especially a trained professional who has earned the Accredited Buyer's Representative (ABR®) designation, representing best-in-class buyer services.

When you look for an ABR® before you look for a home, you'll be served, not sold. Your interests become their interests. And you'll be working with someone who has gone the extra mile by completing specialized training in delivering the best in buyer representation services. Plus, a REALTOR® who has an ABR® designation also has an established track record, with proven experience in representing the concerns of homebuyers.

The ABR® designation is awarded through the Real Estate Buyer's Agent Council, or REBAC, which was founded in 1988 to promote superior buyer representation skills and services. REBAC is an affiliate of the National Association of REALTORS® (NAR).

 

2. Assess your finances and credit. If you require a mortgage to purchase property, you'll need to have a handle on your finances. In particular, your credit score, your monthly debt owed, your savings or liquid funds balance, and how much money you have for a down payment and closing costs. 

3. Get a pre-approval from a lender. Ask your Agent or her best referrals of tried and true loan officers who know the job and work hard for their clients to give them the best deal and excellent service! Working with a lender such as any of our Proper Rate loan officers will be sure to give you personalized service from start to finish. They will get to know you and your particular situation so you won't find yourself repeating your financial details each time you call in as you may find with many larger banks and lenders whose loan officers are salaried employees. With a preferred lender from your agent, you won't have to worry about being tricked into paying "points" to lower your interest rate. They will save you headaches, time, AND money with no hidden fees. 

4. Assess what your needs are for your new purchase. Location? min # of beds, bathrooms? What is a comfortable monthly budget including taxes and insurance? 

5. Search for your home.

6. Make an offer and negotiate terms.

7. Obtain a mortgage. 

8. Go through the process of your home purchase contract. This includes an inspection which is generally conducted within 3-5 days of a signed contract, moving through the attorney approval process, submitting the total earnest money, receiving a Clear to Close confirmation from your lender and the final walk-through. 

9. Close.

10. Move.
