**We are still finalizing the pricing for these properties, but it looks like the simplex units will be in the high 500’s and the duplex downs will be in the high 600’s-low 700’s.**

 

The development consists of four units total.  The development has focused on preserving the historical elements respectful of the landmark district in which it is located, while updating the interior spaces to match today’s modern lifestyle trends.

 

The Wilson and The Broadway are both top floor, 3 bedroom, 2 bath simplex units

Both units feature a drop in tub/shower combo in the master bath and shower stalls in the second bath.  The condos will have floating vanities, with the Wilson having a double sink vanity in the master, and the Broadway featuring a single sink vanity.

Due to the configuration of the property, The Wilson is approximately 7% larger than the Broadway, although the floor plans are near mirror images of one another. 

Both units will feature an open, U shaped kitchen with attached bar area which we expect will seat 4-6 

The sunroom area features a lofted ceiling and windows on 3 sides allowing tons of natural light to flood the unit.

Both units feature in unit stackable laundry and a three seasons room at the back of the property for extra enjoyment.

 

The Lawrence and The Clark are both 3 bedroom plus den, 3 bath duplex down units. 

As with the simplex units, The Lawrence is approximately 7% larger than the Clark. 

The first floors will have open living/kitchen area similar to the simplex units, except with a freestanding island in the kitchen.

The kitchens will have a pantry closet at one end.  The living and sun room areas in these units are significantly larger than the simplex units, with stairs leading down to the lower level off the main living area.

 

The first floor will have the master and the den.  Although we are calling those rooms dens, they have windows and closets and could be used as bedrooms if buyers need a 4 bed home.

The master bath will include a freestanding extra deep soaking tub and separate shower, and the second baths on the first floor will have drop in tub/shower combos.

As with the simplex units, the first floor level features a three season room at the back of the property for semi-outdoor enjoyment and extra entertaining space.

The lower level features a large family room, two bedrooms, a full bath with shower stall, and a laundry and mechanicals room.  The front “bump out” off the family room (the sun room area in the upper units) is currently open to the family room, but we have presented several options to the developer for consideration, including building this area out as a second office/den space or a wine cellar.  At this phase of the development, purchasers have the option to customize this space.

At the back of the property on the lower level, the development will feature four storage spaces for extra storage.  These are generously sized at approximately 6 feet wide by 12 feet deep.
